- DSCR ratio target, often modeled around 1.00 to 1.25 depending on lender and scenario
- Loan-to-value limit based on purchase price or appraised value
- Property type and occupancy rules
- Market rent, lease income, or short-term rental revenue documentation
- Borrower credit profile and liquidity reserves
