Break-even rent
Find the rent a deal needs to carry itself.
The rent target tab calculates break-even rent and target rent for a selected DSCR threshold.
Formula
Required rent = (Target DSCR x Debt Payment + Expenses) / (1 - Vacancy Rate)
This is useful when the property almost works and you need to know whether a rent increase, lower rate, larger down payment, or expense reduction would move the deal into range.
